Solid Brick Behaves Nothing Like Brick Veneer
The distinction that matters most across this region and the one buyers most often get wrong.
Where a wall is genuinely load-bearing masonry, it carries the building, and a shell that came through a fire has real value because it removes the demolition and can support a rebuild within it. Where brick is a veneer hung on a timber frame, it carries nothing, and once fire has reached the framing behind it there is no shell at all.
Cincinnati has a great deal of the first kind, more than most American cities, concentrated in its oldest neighbourhoods. Wall thickness at a window reveal is the usual quick indicator and an inspection settles it.
And the County Is Heavily Subdivided
The escrow provision in section 3929.86 reaches municipal corporations and townships alike, so it follows a property well past the city line. What changes is which officer holds the account and which code enforcement department is involved. That is set out on our page covering the fire escrow.
What Actually Differs
| Area | Typical construction | What decides the file |
|---|---|---|
| Over-the-Rhine and downtown | Solid masonry, attached | Party walls and historic fabric |
| Walnut Hills and the east | Masonry and large frame | Values and condition spread |
| Price Hill and the west | Frame and brick, hillside | Slope and vacancy pressure |
| Northside and Mill Creek | Frame, industrial-era | Mixed condition, smaller lots |
| Westwood and the hilltops | Larger frame and brick | Bigger houses, higher rebuild cost |
| Suburbs and townships | Post-war and later | Which subdivision holds the escrow |

If Your Area Is Not Listed
We buy across Cincinnati and Hamilton County, including in places without a page here. Because construction type varies street by street and jurisdiction lines cut through neighbourhoods, the specific address matters far more than the general direction.
Send the address and we will check both.
