Sell a Fire Damaged House in Price Hill and the West Side

West of the Mill Creek the ground is steep and the values are lower than the eastern neighbourhoods. That combination makes the vacancy licence hurt more here than anywhere else in the city.

A Fixed Fee Against a Modest House

The vacated building maintenance licence charges the same whether the property is worth a great deal or very little. That is what makes it bite hardest on modest stock.

The scale reaches $2,700 a year for a building ordered vacated or kept vacant for at least two years but less than five, and $3,500 a year at five years or more. Late payment adds a fee equal to the licence fee or $1,000, whichever is less, and unpaid amounts become a debt due to the city.

Against a house on this side of the river, several years of that is a meaningful proportion of what the property is worth. The full position is on our page covering the fire escrow.

Can the Fees Be Reduced?

There is a route worth knowing. The director may suspend liability for all or part of the fees, and an owner with a legitimate development plan may petition for relief where compliance would place an unreasonable burden on that plan. There is a fee and a process, and it is better to ask early than to accumulate arrears and ask later.

Waiting Is the Expensive Option Here

Owners on modest stock often wait because every route costs money they do not have. That instinct is understandable and on this side of the city it is the most expensive choice available.

The escrow holds the insurance money until removal, repair or securing is done and proved. The licence charges more the longer that does not happen. Liability insurance must be carried throughout. None of those pause while an owner decides.

What Is the Cheapest First Move?

Ask your insurer whether proceeds were transferred under section 3929.86, and read any notice from the Department of Buildings and Inspections properly rather than filing it away. Both cost nothing and between them they tell you whether money exists and what clock is running.

We publish no fee assessments, licence determinations or values for individual Price Hill properties. The department will confirm the position for your address and your insurer will confirm the escrow.

The Hillside Changes the Costs

Much of this ground is steep, and properties sitting above or below their street, or reached by narrow lanes, cost more to demolish and to build on. Equipment access is a genuine line item rather than a footnote.

It is a reason to prefer a buyer who has stood on the property over one quoting from a map, because on tighter arithmetic an access surprise is proportionally larger.

Price Hill in Context

Where comparable modest stock sits on flatter industrial ground, see our page about Northside and the Mill Creek valley. Where larger houses sit on the western ridges, see our page for Westwood, College Hill and the hilltops.

The Numbers That Bite Hardest on Modest Stock

The licence fee is $2,700 annually at two years and $3,500 at five, with a late fee equal to the licence fee or $1,000, whichever is less. The application is due within 30 days of the building being vacated and liability insurance within 30 days.

On the money side, section 3929.86 diverts proceeds once the agreed loss reaches 60 per cent of aggregate policy limits, and returns them within 60 days of proof. The statute dates from 1980 and was last amended in 2015.

West Side Questions

I Cannot Afford the Licence Fees.

Ask the department about suspension and about petitioning for relief. Arrears become a debt to the city, so raising it early is materially better than waiting.

Is My Property Worth Selling at All?

Frequently yes, and the answer turns on what survived rather than on the neighbourhood. Establish the structural position before concluding otherwise.

Will You Buy a Modest Damaged House Here?

Yes, and we will tell you plainly when the numbers do not support a sale. That happens, and saying so early costs us less than a long negotiation.
