What Triggers the Escrow?
An agreed loss equal to or above sixty per cent of the aggregate limits of liability on all fire policies covering the building.
How Fast Must the Fund Come Back?
No later than sixty days after the designated officer receives the required proof.
Do I Need to Be in Ohio to Sell?
No. Remote closing is routine and out-of-state owners are common.
Questions With Complicated Answers
How Do I Get the Escrow Released If I Am Not Rebuilding?
Two routes exist. A contractor's signed estimate lets the officer return the fund above that estimate, provided the subdivision has not started the work. And the statute expressly permits an agreement transferring funds where another reasonable disposition of the property has been negotiated. Which fits depends on your intentions and on what the subdivision has already done.
Is My Building Repairable?
It depends most on whether the walls are load-bearing masonry or a veneer over frame, and then on what the fire reached. Solid masonry that came through can leave a shell worth real money. A veneer standing in front of burnt framing is worth nothing. Thickness at a window reveal indicates it and an engineer settles it.
Should I Repair, Rebuild or Sell?
Genuinely open until you know three things: what survived structurally, where the insurance money currently sits, and whether a vacate order is running. Any advice offered before those are established is guesswork with confidence attached.
What Are My Party Wall Obligations?
On attached stock, demolition brings duties to the neighbouring structure, and before issuing a permit to wreck a building with party walls the director takes specified steps. The detail depends on the attachment and is worth proper advice.
Can I Reduce the Vacancy Licence Fees?
Possibly. The director may suspend liability for all or part of them, and an owner with a legitimate development plan may petition for relief where compliance would be an unreasonable burden. There is a fee and a process, and outcomes vary.
Which Jurisdiction Am I Actually In?
Short to look up and complicated in consequence. The county auditor's parcel record names it in a minute, and it then determines which officer holds any escrow, which code enforcement applies and whether the city licence regime reaches you at all.

Same reason. The agreed loss is the input to everything downstream and it deserves advice from somebody who is not trying to buy the property.
What Are My Rights Against My Tenant, or Theirs Against Me?
Depends on the tenancy, the jurisdiction and the damage, and it is a legal question rather than a property one.
Will the City Grant My Fee Suspension?
The Department of Buildings and Inspections decides that, and only they can say. Ask them directly rather than relying on anyone's prediction.
Is It Better to Keep the House?
Once the numbers are established this is preference rather than analysis. Some owners want the building back and some want the episode finished, and both are legitimate.
